Any commercial building needs to operate efficiently for their tenants, workers, staff, and building visitors. If the HVAC system doesn’t function as it should you can be faced with reduced efficiency, increased operating cost, and increased likelihood of equipment failure.
Just about everything that contacts the coil surface can block the coils. Dirt, grease, dust, corrosion, cigarette smoke, and even bacteria and other microorganisms can act as a barrier. All must be removed for the system to perform its function efficiently.
Every part of an operating system must function properly to accomplish its cooling job effectively. However, the coils are where the system provides for the actual transfer of heat.
"Cleaning Heat Transfer Surfaces. This is the #1 maintenance task with an energy benefit and applies to all HVAC systems."
